Presidents notes…July 2025
- I thank you all for being good neighbors in this place that we all call home. That said, we still have, after much more than a year, unfriendly guests being welcomed into our little area. Birds are always going to exist in Sun City but feeding them encourages them to visit more often and stay longer. Keeping a vigilant eye on this matter is important for all of us.
- Our Grounds Supervisor and I recently spent an inordinate amount of personal time and expense mitigating the damage and mess of excess bird droppings in and around the common roof areas. We hope to not have to do that often and if one opposes our efforts by continuing to adversely affect the common roof and sidewalk areas, expect your neighbors to be upset. Please be advised that no one should need to tolerate derogatory name calling so “BE KIND” to your neighbors.
- Our water usage is being monitored closely by the board. At $2.40 per thousand gallons of water a running toilet and/or faucet could easily cost $50 to $100 per month. With 47 units paying for that, we are looking at a dollar or two each unit per month.
- The irrigation systems have a multitude of issues that require regular monitoring. We have 6 irrigation controllers each with 4 to 7 locations separately programmed to run a dozen or two sprinkler heads and/or bubblers each. If you feel you could help out with keeping a watch for broken units spouting or any excess water flowage, please let me know. If you feel you might be able to spend an hour here and there helping me with repairs, please contact me so we can talk about schedules. Last year I had only one person help me over on 99Dr. clearing out the sprinkler heads along the sidewalk. Thanks Phil! This made the grass much better and saved water also.
- Palmeras drive continues to be a challenge. We are still getting many more leaks under the plastic that had been placed under the rocks where we had Xeriscaping implemented. Mostly I found risers cracked by sheer aging. During the change these risers were not removed and were covered not just by rocks but also by the curbing that outlines the area. If you see water on the sidewalk along Palmeras drive, please let me know immediately.
- The cost savings for the xeriscaping on Palmeras is under close watch. At $2.40 per thousand gallons of water it may take a long time to realize what we spent on that project. We also had to pay our landscapers last year to fix a couple problems that festered for a long time, wasting even more water. It takes much more time to realize there is even a problem with a leak under rock than under grass. Once one realizes there is a problem, moving rock, digging the hole to find the leak and then fixing the leak is also much harder to do where the xeriscaping had been implemented.
- Our grass is important to maintain. We have dry looking areas every summer which is caused by either not enough water and/or the ground is too hard and needs aeration. We have one area now on Ocotillo that had a tree removed about 10 or more years ago where the root system had dried up and the ground is now caving in.
- All of these problems are being addressed by me alone. I would like it if someone would help with any of these problems. Our landscapers could help here too and I'm getting quotes for services now, but I do want to keep from having to raise our fees more due to these types of problems. I have also requested a quote to replace the wrongly removed cactus on Ocotillo last year. This may be no more than planting several existing potted plants in the ground.
- Volunteering : Please consider volunteering to help. Two sets of hands can accomplish way more than twice what one set can.
