Meeting Minutes for Palmotillo Condo Association

Regular Board Meeting

A regular board meeting was held on April 9th 2026 at Karl Liebmann's residence.

Karl Liebmann, Kathy Zimmer, Sally Atherton, Airlin De Vos, Melanie Biesecker and Tracy Mahrer were present.

Meeting was called to order at 9:28

The landscaping project for adding flowers, trees and desert landscaping rocks will continue as the budget allows. We have so far this quarter reached almost the full annual budget for landscaping.
Irrigation will be an ongoing issue.
Recently Airlin and Karl worked to fix two large leaks from under the curbing on Palmeras Dr. near 99th Dr. Also repaired two sprinkler heads on 102nd Dr. that were strangled by roots from the recently removed tree.
We're looking into adding rocks to some areas in Pistol and Roto courtyards.

Sally advised that there have been delinquencies in Palmotillo fees. When Kinney management sends out past due notices, we are billed a fee of $15.00 each. Please read section XIII of our bylaws regarding payments of the Palmotillo fees. The $15.00 will ultimately be added to the delinquency.
On a happier note, State Farm did not issue an increase for this coming year.

Airlin addressed the issue of cracking on the asphalt in our alleyways. Filling in the cracks as opposed to repaving will extend the life of the alleyways while saving money.
We are keeping track of foundation cracks and have pictures to document what we know of. If you see cracks in the foundation in your area, please contact Karl so he can take current pictures to add to what we already have.
If you see any cracks in the outside walls of your patio, please contact the board as we are documenting these along with foundation cracks.
